Commercial

Improve the space without losing sight of the property.

Commercial renovations should support the way the building will be used. iBuild plans interior improvements and tenant work around existing conditions, agreed design requirements and the operations that must continue around construction.

  • A renovation scope that reflects the existing building.

We review available plans, accessible conditions and the intended use of the space. Interior partitions, ceilings, finishes, accessibility items and trade interfaces are defined in the agreed scope. Concealed conditions are documented when exposed and addressed through written decisions.

  • Plan around tenants and daily activity.

Access routes, deliveries, dust control appropriate to the work, temporary interruptions and work hours are coordinated with management. Advance notice requirements are agreed for activities that affect tenants or building systems.

  • Keep changes attached to the decision that created them.

Selections, allowances and exclusions are recorded so ownership understands what the estimate includes. Additional work is described and approved before the related changes proceed, subject to any separately agreed emergency procedures.

  • Finish with the details accounted for.

The agreed closeout record includes completed-work photographs, punch-list status and applicable inspection and warranty documents. The goal is a space that can be handed over with a clear record of the work.
