Property care

Maintenance with a plan ownership can see.

iBuild Property Care helps owners and managers move from isolated repair requests to a documented maintenance plan. We review accessible construction conditions, identify priorities and coordinate approved work around the property's operations.

  • Address avoidable problems while the options are better.

Recurring roof, drainage and exterior issues can become larger repair assignments when they remain unresolved. A planned review cycle gives your team a chance to document changes, approve practical repairs and forecast upcoming construction needs.

  • Choose the level of coordination your property needs.

The starting point is a complimentary initial visual condition review. Ongoing service is defined in a property-specific written scope.

  • Complimentary Condition Review

An initial visual review of agreed accessible construction areas, with photographs, observed concerns and suggested next steps.

  • Planned Property Care

Scheduled follow-up reviews, a maintenance calendar, prioritized repair scopes and records of approved work.

  • Portfolio Property Care

A consistent format across multiple properties, consolidated open-item reporting and site-specific construction priorities.

The property sets the maintenance scope.

The plan can cover agreed roofing and drainage observations, exterior joints and finishes, coatings, trim, metalwork and visible interior effects of leaks. Licensed mechanical, electrical and environmental work is addressed by the professionals responsible for those disciplines.

  • Build a record of what the program actually changes.

Track completed work, recurring issues and maintenance spending by property. That record supports a more useful owner conversation than a generic savings promise.

Set the review interval around the roof system, property condition, manufacturer guidance and operating requirements. GAF recommends at least annual inspection for its installed roofing products and preferably twice annually by a GAF-certified commercial contractor. That guidance is not an assertion that iBuild holds a GAF certification. Confirm the actual manufacturer requirements for each property.

A complimentary condition review helps establish the areas that need attention and the information required for a maintenance proposal.
